Loose or Wobbly Railings

Ledger Board Separation
The ledger board is the structural piece that attaches the deck to the house. If you can see a gap between the ledger and the house, or if the ledger has pulled away, this is a structural failure. This is not a handyman repair — it needs a deck specialist or carpenter, and possibly structural assessment. This is a safety-critical issue.
Rot at Post Bases
Deck posts where they meet the ground (or the concrete footing) are vulnerable to rot. Rot at a post base weakens the structural support of the deck. A rotted post needs replacement, and the footing may need attention. This is structural work.
Rusted or Corroded Fasteners
Visible rust on deck screws, bolts, or joist hangers is a sign of metal fatigue and failure. Rusted fasteners lose holding strength. Depending on the extent, fastener replacement may be sufficient, or the connections may need re-engineering.
Cracked or Split Boards
Boards with long cracks or splits along the grain have weakened. A single cracked board is a simple replacement. If cracking is widespread, the deck may be reaching the end of its lifespan.

What Is Handyman Scope vs What Is Not
Handyman scope: Individual board replacement, fastener tightening and replacement, railing re-securing (when posts are sound), stair tread replacement, cleaning and sealing, minor joist repair.
Not handyman scope: Ledger board issues, post base rot, structural sagging, significant framing repair, full deck rebuild, anything requiring permits or structural engineering. These need a deck specialist, carpenter, or structural professional.
Annual Inspection Approach
Each spring, walk the deck and check: boards for softness, railings for movement, fasteners for rust, the ledger for gaps, post bases for rot, and the overall surface for level. Note any issues.
